BEFORE YOU BUILD, WHO IS WATCHING OUT FOR YOUR BEST INTEREST?  NOT THE BUILDER!

Before you build, here is some important information for you to consider.

1. As a buyer is costs you NOTHING to have professional representation.

2. Builders DO NOT represent you!!

3. Avoid the CAR SALESMAN mentality that you have to make a decision right now many of the builders and their  representatives will say this to you.  Dont fall for this just walk away and get someone to help you.  If the deal is there today, it will be there tomorrow.

Building a home may be one of the biggest investments of your life and many people have the false impression that they do not need to have their own Realtor. They are dead wrong!  Having a Realtor on your side means there will be someone with inside knowledge of the Real Estate Market working towards your best interests.  If you have a problem with the builder who will go to work for you to fix the problem?  Not the builders representative.  They may try to convince you to close before the home is ready or that they are not going to finish something they said they would.  Not that this will happen with every builder but it has happened and it does happen and you don't want it to happen to YOU.  

Types of new construction

You have several options when choosing new construction, you can purchase completed new construction (a spec home), a builder's model, or MN Parade of Homes model. You can build with a custom builder or a cookie cutter builder. A custom builder will take all of your ideas and draw up plans to build your home exactly as you want. Example of a custom builder is Rongitsch Homes. A cookie cutter builder is someone who has a few models to choose from and allows you to make minor changes. Example of this would be DR Horton, Centex, Pulte. You may build a new home in a subdivision with a production builder or in a neighborhood with a custom builder. No matter which of these options you choose, it is vital that you have someone looking out for you and your needs, exclusively.
